Terms of Service

Last updated: October 10, 2026

These Terms of Service ("Terms") govern your access to and use of Listo (the "Platform"), operated in the Philippines. By creating an account, browsing listings, making a reservation, or publishing a listing on Listo, you agree to these Terms. If you do not agree, please do not use the Platform.

1. What Listo Is

Listo is a marketplace that connects Hosts with Guests for two services: Staycation listings (short-term accommodations) and Parking listings (hourly or daily parking spaces). Listo is not the owner or operator of any Listing, and is not a party to the rental arrangement between a Host and a Guest. Listo's role is to provide the platform, tools, and payment coordination that make a booking possible — not to act as a travel agent, property manager, parking operator, or insurer for either side.

A Staycation booking may optionally include a linked Parking reservation for the same Guest and stay. Linked Parking is part of the parent Staycation transaction for Listo fees and Host settlement context; it does not create a second Listo Service Fee.

2. Accounts

You must create an account to book or list on Listo. You're responsible for keeping your account credentials secure and for all activity under your account. You must provide accurate information when registering, and keep it up to date.

Registration uses email ownership verification (including a one-time code) and records your acceptance of these Terms and the Privacy Policy. We may limit login and verification attempts to protect accounts. Depending on your role and how you use the Platform, we may also ask you to verify a mobile number (by SMS one-time code) before certain actions are available — for example, before a Host can publish a Listing, or before a Guest can complete a booking.

The same Listo account can be used in Guest mode (Traveling) and, when you host, Host mode. Tools, Inboxes, Bookings, and notifications are separated by mode and, in Host mode, by Staycation or Parking context.

3. Hosting on Listo

Publishing a Listing on Listo is free — there is no upfront fee to list. A new or newly submitted Listing is reviewed by our team before it appears publicly; we may approve, decline, or request changes to a Listing at our discretion. Once a Listing has been approved and published, ordinary Host edits are generally applied without requiring a new approval step, while Listo retains the right to review, edit, unpublish, suspend, or remove a Listing at any time if necessary to maintain marketplace standards or address a violation of these Terms.

As a Host, you're solely responsible for the accuracy of your Listing and for honoring reservations made against it. For Staycation, this includes description, photos, amenities, pricing, availability, house rules, check-in and checkout information, and optional add-ons. For Parking, this includes photos, location and map pin, vehicle compatibility, access information, hours, rules, availability, and hourly and/or daily rates. Listo provides Calendar & Pricing tools for each service. You choose, per Listing, whether reservations are automatically confirmed or require your manual approval within a set window.

Staycation bookings use Listo's standard 15-day Security Deposit cancellation policy described in these Terms. Hosts do not set a separate Flexible, Moderate, Limited, or Firm cancellation tier for current Staycation bookings. Parking has no Security Deposit and follows the Parking cancellation rules below.

You may invite other individuals to help manage a Listing as a "Co-host," with either full management access (excluding your own payout settings) or messaging-only access. You are responsible for what your Co-hosts do on your behalf. Listo tracks an agreed payout split between you and a Co-host purely as a record-keeping convenience — Listo does not split, hold, or transfer any portion of a payout to a Co-host automatically; any arrangement between you and your Co-host is between the two of you.

If you connect an external calendar (such as from another booking platform) to sync Staycation availability, you're responsible for keeping that connection accurate. Calendar sync is provided for convenience and is not guaranteed to be instant or fully reliable — you remain responsible for avoiding double-bookings.

Host Payment Details (for example GCash, Maya, or a bank account) are used by Listo to send Security Deposit awards and other Listo-managed Host amounts. One payout profile is shared across Staycation and Parking. Guest rental amounts are paid directly by the Guest to the Host outside Listo and are not collected or confirmed by Listo.

4. Booking as a Guest

When you request or complete a booking, you're entering into a direct agreement with the Host for that stay or parking reservation, subject to the Host's house rules or parking rules and these Terms. Listo facilitates the booking and the Listo-managed payment steps but is not a party to that agreement.

Some Listings require the Host's approval before a booking is confirmed; others confirm automatically after the required Listo payment. Where a Host's approval is required, your requested dates or parking window are not guaranteed until the Host approves and you complete the Listo payment within the time given. Unpaid holds may expire.

For Staycation, a refundable Security Deposit may apply, disclosed before you pay. The deposit is paid to Listo together with the Listo Service Fee. It is held separately from the Host's rental amount and may be withheld in whole or in part if there's a valid claim against it (for example, damage to the property), subject to Listo's dispute process. A complaint or security-deposit review does not by itself change the Host's selected payout schedule, although Listo may place an administrative hold where required for payment, fraud, chargeback, or other exceptional risk reasons. Parking reservations do not use a Security Deposit.

The Host rental amount (Staycation property, optional add-ons, and any linked Parking included in the Host settlement) is paid directly by the Guest to the Host outside Listo. Listo does not collect or confirm that rental payment.

5. Payments

Listo-managed payments are processed manually through the payment QR codes Listo displays at checkout (for example GCash, Maya, a bank QR, or another wallet Listo has enabled). You'll be shown payment instructions and asked to confirm once you've sent payment, which our team then verifies before the applicable Listo payment stage is marked as confirmed. Under the current workflow, the Guest pays Listo for the Security Deposit (when it applies) and the Listo Service Fee; the Guest pays the Host directly for the rental portion. No separate flat remittance or payout processing fee is charged.

Listo's applicable Host commission, Listo Service Fee, and any other Listo-managed charges are disclosed on the Platform before the relevant Listo payment is completed. Optional Staycation add-ons are priced and disclosed by the Host as part of the amount due to the Host. A refundable Security Deposit, when it applies, is held separately from the rental payment.

Listo Wallet credit, where available, may be applied as a discount on eligible bookings. Eligible referral or affiliate earnings may be converted to Wallet credit or withdrawn through the methods shown on the Platform, subject to verification and approval.

6. Cancellations, Refunds, and No-Shows

A Guest may cancel a confirmed Staycation booking before check-in. If the cancellation is made more than 15 days before check-in, Listo refunds the Security Deposit in full. If the cancellation is made 15 days or fewer before check-in, the Security Deposit is forfeited and awarded to the Host. There is no separate Guest contest window for this policy, and the previous listing-specific cancellation tiers and 24-hour grace-period rule do not apply to current Staycation bookings.

The Host Rental Fee is paid directly by the Guest to the Host and is not collected or held by Listo. Any refund of that rental amount is between Guest and Host. The Listo Service Fee is never refunded.

Where a Guest cancellation forfeits the Security Deposit, Listo records the forfeiture and awards the Security Deposit to the Host through the applicable Listo settlement process. Where the Security Deposit is refundable, Listo processes the refund through the Guest's configured refund channel. A Guest who does not check in for a confirmed Staycation reservation remains subject to the same Security Deposit and booking rules applicable to that reservation.

A Host may not unilaterally cancel a confirmed, paid Staycation booking. The Host may submit a Host Cancellation Request from Bookings. Listo controls that request. If the request is submitted 15 days or fewer before check-in, Listo may require a Host cancellation penalty payment (the amount shown on the Platform at the time of the request) before the cancellation can be completed. The booking remains active until Listo completes the request. When a Host cancellation is completed, the Guest Security Deposit is handled as a Guest refund under Listo's Host-cancellation process; the Host rental amount remains a matter between Guest and Host.

For solo Parking, a Guest may cancel a request that is still awaiting Host approval or the Listo payment step, when that action is offered on the booking. Confirmed Parking reservations follow the Parking booking status shown in Bookings. Parking has no Security Deposit to refund. Linked Parking follows the parent Staycation booking for Listo payment and cancellation context.

7. Parking

Parking listings may be offered hourly, daily, or both, as configured by the Host. Guests select a vehicle type compatible with the space. Occupancy and availability are enforced for the reserved window. Parking transactions are identified with a PARKING transaction ID, and Parking conversations may use a public Parking chat ID.

Parking does not use a Staycation Security Deposit and does not use the formal Staycation Cases workflow. Parking assistance is handled through Bookings, Inbox, and Support.

When Parking is linked to a Staycation booking, the Parking charge is part of the parent Staycation Host settlement so Guest and Host can see the combined amount due to the Host. Messaging about a linked Parking reservation belongs with the Staycation conversation unless Listo provides a Parking-specific thread for a standalone Parking rental.

8. Referral Programs

Listo may offer referral programs that allow eligible members to earn rewards for referring property owners or guests. Participation is subject to these Terms, the specific program rules shown on Listo, and any eligibility requirements that apply at the time of the referral.

Affiliate Program

The Affiliate Program allows an eligible Listo member to share a personal referral link that may point to the Listo homepage, a Listing, a search-results page, or another eligible Listo page. A qualifying completed booking made through the member's valid referral attribution may earn the referring member a commission based on the Host's Affiliate rate, subject to the Host's program being on and funded. Listo pays that commission from the Host's prepaid Referral pot when the program rules are met.

Affiliate attribution is subject to Listo's tracking rules. In general, the latest valid Affiliate Program referral attribution associated with an account is used, and a member cannot earn a commission from their own referral or on a Listing they own. A commission is not guaranteed merely because a referral link was clicked; the booking must satisfy the program's eligibility and completion requirements.

Referral Earnings, Withdrawals, and Wallet Conversion

Affiliate Program commissions may be withdrawn through the payout methods offered by Listo, subject to the applicable minimum, the applicable withdrawal processing fee, if any, verification, and administrative approval shown on the Platform at the time of the request. Earnings may also be converted to Listo Wallet where that option is available.

Listo may withhold, reverse, or adjust a referral reward or commission if a booking is cancelled, refunded, reversed, disputed, fraudulent, improperly attributed, or otherwise fails to meet the applicable program requirements. Listo may also reject or suspend referral activity that appears to involve self-referral, manipulation of attribution, abuse of the Platform, or other conduct intended to obtain rewards improperly.

Referral links and referral earnings are personal to the member account to which they are assigned and may not be sold, transferred, or assigned to another person. Participation in the Affiliate Program does not create an employment, agency, partnership, or joint-venture relationship between the member and Listo.

Listo may change, suspend, or discontinue a referral program, including its reward rates, eligibility requirements, attribution rules, or payout conditions, with reasonable notice where required. Any change will not affect rewards that have already been finally earned and approved before the change, except where an adjustment is required because the underlying transaction was later reversed, refunded, fraudulent, or otherwise invalid.

9. Communication

Listo Inbox is intended for communication about a Listing or a reservation. A Guest may start a date-scoped Staycation inquiry (Contact Host) or a Parking inquiry from the listing when those tools are offered. After a reservation exists, Host and Guest may continue the conversation from Bookings (for example Message Host / Message Guest) when the booking status allows it — including a finalized solo Parking reservation.

Inbox labels a conversation as an Inquiry until there is a qualifying booked reservation for that listing and Guest; a confirmed Staycation booking or a finalized solo Parking rental is treated as a Booked reservation. Please don't use Listo's messaging tools to solicit bookings outside the Platform, share social-profile or off-platform contact details that Listo blocks for safety, or communicate about anything unrelated to a legitimate listing or reservation. Messages may be monitored and reviewed for safety and policy enforcement.

Hosts may send a Special Offer on an open inquiry where that tool is available. Offers expire as shown in Inbox. Guest identity details may remain masked until the applicable Listo payment is confirmed.

10. Content You Provide

You retain ownership of the photos, descriptions, reviews, and other content you upload to Listo, but you grant Listo a license to use, display, and reproduce that content on the Platform (including in resized or compressed form) for the purpose of operating and promoting the Platform. You're responsible for making sure you have the right to upload and share anything you post.

11. Prohibited Conduct

You agree not to: misrepresent yourself, a Listing, or a reservation; attempt to circumvent Listo's payment or fee structure by arranging Listo-managed payments outside the Platform for a booking made through it; upload content you don't have the right to use; harass or discriminate against another user; use the Platform for any unlawful purpose; or attempt to interfere with the security or normal operation of the Platform.

Direct Guest-to-Host payment of the rental amount is part of the current Listo workflow and is not, by itself, a circumvention of these Terms. Circumvention means avoiding Listo's Security Deposit, Listo Service Fee, or other Listo-managed obligations for a booking made on Listo.

12. Disputes Between Users

If an issue arises from a Staycation (such as a damage claim or a disagreement over a Security Deposit), Listo provides a Cases process for either party to report it within the applicable protection window after checkout, and our team reviews the available information to help reach a resolution. Listo's decision on a deposit-related dispute, made in good faith based on the information provided, is final as between the parties for purposes of Listo releasing the deposit, though it does not limit either party's other legal rights.

Parking does not have that formal Cases workflow. Parking issues should be raised through Inbox, Bookings, or Support.

13. Disclaimers

Listo is a platform that connects Guests with Hosts offering short-term accommodations and parking — Listo is not the one providing your stay or parking space, does not own, manage, or control any Listing, and is not a party to the actual arrangement between a Guest and a Host. Listo is not liable for any injury, loss, theft, illness, or property damage arising from or occurring during a stay or parking reservation, or for the acts or omissions of a Host or Guest — those are matters between the Guest and the Host. Listo reviews Listings before they go live, but does not guarantee the accuracy of any Listing, the conduct of any Host or Guest, or that a stay or parking reservation will meet your expectations. The Platform is provided "as is," without warranties of any kind, to the fullest extent permitted by law.

14. Limitation of Liability

To the fullest extent permitted by Philippine law, Listo's total liability to you for any claim arising from your use of the Platform is limited to the amount of fees Listo actually received in connection with the specific booking giving rise to the claim. Listo is not liable for indirect, incidental, or consequential damages.

15. Suspension and Termination

We may suspend or terminate your access to Listo if you violate these Terms, provide false information, or engage in conduct that we determine, in good faith, harms other users or the Platform. You may stop using Listo and close your account at any time; any obligations already owed under a confirmed booking survive account closure.

16. Changes to These Terms

We may update these Terms from time to time. If we make a material change, we'll provide reasonable notice before it takes effect. Continuing to use Listo after a change takes effect means you accept the updated Terms.

17. Governing Law

These Terms are governed by the laws of the Republic of the Philippines, without regard to conflict-of-law principles.
