FAQ

Find answers about hosting, bookings, payments, listings, and managing your Listo account.

Getting Started

How do I become a Host?

Use your existing Listo account to enter Host Mode and manage your hosting activity. Host Mode keeps your hosting tools separate from the Guest experience.

What do I need before I can approve a reservation?

Complete your listing requirements and add Payout details before approving reservations. Listo uses your GCash, Maya, or bank account to send Security Deposit awards. Guest rental is arranged directly with the Guest.

Listings

How do I create a listing?

Open My Listings and choose the option to add a listing. Complete the required listing information, then submit the listing for review. Staycation and Parking listings use their respective listing workflows.

How do I edit a listing?

Open the listing from My Listings and edit the available listing information. New listings need Listo review before they go live. Ordinary edits to an already published listing generally apply without a new approval step, though Listo can still review, unpublish, or request changes.

How does listing approval work?

New Staycation and Parking listings are reviewed before Guests can book them. Listo may approve, decline, or request changes. After a listing is published, keep photos, pricing, availability, and access information accurate.

How do I unpublish a listing?

Use My Listings to unpublish a listing when you do not want it available for new reservations. Unpublishing is different from deleting the listing.

How do I manage listing photos and details?

Open the listing editor from My Listings and update the supported photos and listing details there. Ordinary edits to a published listing generally go live without a new review.

Bookings

How does Host booking approval work?

For a listing that requires approval, the Guest submits a reservation request, you receive a notification, and you approve or reject the request from Bookings. A rejection requires a reason, which is sent to the Guest. If you approve, the Guest proceeds to the payment workflow. The existing Host response window is 24 hours.

What does Pending approval mean?

Pending approval means a Guest has submitted a reservation request and you still need to approve or reject it. It is not a payment-approval status.

How do I approve or decline a reservation request?

Open Bookings, review the reservation details, and choose the available approval or rejection action. If you reject the request, provide the required reason so the Guest can be informed.

What happens after I approve a reservation?

The Guest pays the Security Deposit when applicable and the Listo Service Fee to Listo, then submits the payment for Listo confirmation. Once Listo confirms that payment, the reservation is confirmed. The actual rental amount is handled directly between the Guest and Host outside Listo; Listo does not collect or confirm the rental payment.

Can a Guest cancel while a reservation is awaiting approval or payment?

Guests can cancel a reservation while it is awaiting the applicable approval or payment step when the current booking flow allows cancellation. The resulting reservation and payment state is shown by the booking workflow.

How do I message a guest?

Use Host Inbox for that service (Staycation or Parking). Guests can inquire from the listing before booking. After a Staycation is booked, or a solo Parking reservation is approved or finalized, use Message Guest from the booking detail. Inbox shows Inquiry until there is a Booked reservation. Do not share off-platform contact details in chat.

Calendar & Pricing

How do I set my nightly rate?

Use Calendar & Pricing to manage the nightly rates for your Staycation listings. The rates you configure are used by the listing and booking pricing flow.

Can I set special rates for specific dates?

Yes. Use the Calendar & Pricing controls available for the listing to manage date-specific rates and other supported pricing rules.

How do I manage availability and blocked dates?

Use Calendar & Pricing to manage availability, blocked dates, and the pricing rules supported by the listing. External calendar synchronization is managed separately under External Calendars.

How does Parking pricing work?

Parking listings can use hourly or daily rental pricing. Configure the supported Parking rates and availability from the Parking Calendar & Pricing workflow.

Payments & Payouts

How does Host rental payment work?

The current Listo payment flow has one Listo-managed payment: the Security Deposit when applicable plus the Listo Service Fee. Once Listo confirms that payment, the reservation is confirmed. The actual rental amount is paid directly by the Guest to the Host outside Listo and is not collected or confirmed by Listo.

What payment statuses should I expect?

The Host workflow distinguishes the Listo-managed payment from the direct rental arrangement.

Listo stage: Awaiting Listo payment → Listo payment submitted → Awaiting Listo confirmation → Listo payment confirmed.

Host rental: Paid directly by the Guest to the Host outside Listo; Listo does not track a payment stage for this amount.

When the Listo payment is confirmed, the current transaction reaches the confirmed reservation state.

What is the Listo Service Fee?

The Listo Service Fee is the current Guest-facing Listo fee shown as part of the applicable payment flow. The Host FAQ does not expose an internal percentage here.

How do I manage my payment details?

Open Payment Details from Host Mode → More. Add the GCash, Maya, or bank account where Listo should send Security Deposit awards. One payout profile is shared across Staycation and Parking. Guest rental is not paid through Listo.

When do I get my Host payout?

Host payout handling depends on the applicable booking completion and payout settings shown in your Host Payment Details/Payouts area. Use that page for your current payout status and history rather than relying on a fixed timing statement in the FAQ.

Security Deposits

Does every Listo transaction have a Security Deposit?

No. A Security Deposit may apply to Staycation transactions. Parking transactions do not use a Security Deposit.

How is the Staycation Security Deposit handled?

The Guest sends the Security Deposit portion to Listo as part of Step 1 when a Security Deposit applies. Listo manages that portion and is accountable for returning it to the Guest, subject to the applicable Staycation case or deduction process.

What if a guest damages my property?

For a Staycation issue involving damage, use the formal Cases workflow. The case can include information about the damage and any requested Security Deposit deduction. Listo reviews the available information and handles the applicable case process.

Cancellations & Cases

What is the difference between Cases and Support?

Cases are the formal Listo review workflow for Staycation issues and disputes. Support is the general assistance channel for both Staycation and Parking. Not every Support request is a Case, and Parking issues are not converted into a formal case workflow.

How do I handle a Staycation case?

Open Cases to review and manage formal Staycation case information. Follow the available case actions and provide the requested information so Listo can review the issue.

Can I cancel a confirmed booking?

You cannot unilaterally cancel a confirmed paid Staycation. Submit a Host Cancellation Request from Bookings. Listo reviews it. If you submit 15 days or fewer before check-in, you may need to pay the Host cancellation penalty shown on the Platform; the booking stays active until Listo confirms. When completed, the Guest Security Deposit is refunded by Listo; Host rental remains between you and the Guest.

What happens if a guest cancels?

Confirmed Staycation cancellations follow the 15-day Security Deposit policy: more than 15 days before check-in, Listo refunds the Guest Security Deposit; 15 days or fewer, the Security Deposit is awarded to you. The Listo Service Fee is not refunded. Host rental was never collected by Listo. Dates are released according to the booking workflow.

What if there is a Staycation dispute?

A formal Staycation dispute is handled through Cases. Listo reviews the information available for the booking and records the outcome in the case details.

Parking

What is Listo Parking?

Listo Parking lets Hosts offer individual parking spaces for rental. Guests can search by location, date and time, and vehicle type, then reserve an available space through Listo.

How do I create a Parking listing?

Create a Parking listing and provide the required photos, parking address and map pin, vehicle compatibility, access information, hours, rules, availability, and pricing information for review.

How do Parking reservations work?

Parking reservations use the Parking Bookings workspace. Depending on the listing, you may need to approve the request before the Guest pays the Listo Service Fee. Reservations can be hourly or daily. Linked Parking attached to a Staycation is billed on the parent Staycation Host settlement and does not create a second Listo Service Fee. Both Bookings menus can show a notification for a linked Parking request.

Does Parking use a Security Deposit or a formal case workflow?

No. Parking transactions do not use the Staycation Security Deposit workflow and do not have a formal case or dispute workflow. Parking assistance is handled through Bookings, Inbox, Support, and the applicable payment workflow.

How do I manage Parking availability and pricing?

Use Parking Calendar & Pricing to manage the space availability and supported hourly or daily rates. Parking-specific rules and access information are managed as part of the Parking listing.

How do I message a Parking guest?

Use Parking Inbox, or Message Guest on an approved or finalized solo Parking booking detail. Inbox labels the thread Inquiry until the solo rental is a Booked reservation. Linked Parking conversations stay with the Staycation Inbox. Parking has no Cases area.

How is a Parking rental paid?

After the applicable Listo payment stage is confirmed, the actual Parking rental amount is paid directly by the Guest to the Host using the Host Payment Details. Parking transactions do not use a Security Deposit.

How are Parking earnings handled for payout?

Parking earnings follow the applicable Host payout handling shown in the current Payment Details/Payouts workflow. Where Parking is linked to a Staycation transaction, its earnings remain part of the parent transaction rather than creating a separate Parking payout.

Co-hosts & External Calendars

Can someone else help me manage a listing?

Invite a Co-host from the Co-hosts page. The available access and permissions are determined by the current Co-host functionality for the listing.

What can a Co-host do?

Co-host access allows another person to help manage a listing within the permissions supported by the current Co-host workflow. Use the Co-hosts page to manage invitations and access.

How do External Calendars work?

Use External Calendars to connect supported calendar feeds and synchronize availability with other platforms. Manage calendar connections from the External Calendars page.

I also list on other platforms — how do I avoid double-booking?

Connect the relevant external calendar feeds and keep the synchronized availability current. Calendar synchronization is a separate tool from the Host booking workflow.

Reviews

Can I respond to a guest review?

If review responses are available for the listing, you can respond to a Guest review through the supported review workflow. Do not use a separate Support or Cases workflow for an ordinary review response.
